Thank you, super helpful!  The few soft spots seem to be on the perimeter of the home.  For future installs is there anything that can be done to prevent this?  Thanks again!

Hello all, what are some best practices for LVP floor installation for a manufactured home on a permanent foundation?

The click on / locking type seems like what most investors use, but repairs seem difficult without having to re-do a large area.  Is it possible to fix a soft spot without having to re-do the whole room?

How wet is too wet for existing subfloor?  Are moisture meters used or no?

What do investors use for the moisture membrane(s)?  Right under the wood and/or under the house in the crawlspace?  What materials are used besides the LVP itself?

I have heard that leaving 1/4 " along the perimeter can help expansion issues.  Is this true in your experience?

I assume it's typically best (if it's necessary to do so and if the budget allows) to re-level the home before the floors are installed.  Are floors typically installed before or after the cabinets are put in?

What brand/manufacturer do investors typically prefer for new manufactured homes?  These are double wide homes that would be attached to the permanent foundation (on owned land, not in a park) and that the investor would look to sell right away to people that would occupy the homes as their primary residence.  A low price would be important but not too low (so that it raises buyer concerns) and ideally a brand that is well known and liked by MH buyers.

 And same question for used manufactured homes that would be fixed up and sold in a similar manner.  These could include single wide's as well.

Yes, a metal roof would be the ultimate solution. But the cost to have a license roofer install it is going to be $10,000+, if I had to take a wild guess....
Versus a couple hundred dollars for you to roll on the elastomeric. You could always slip a 6 x 1 metal drip edge under the first row of shingles before you roll on the sealant.

But yes, if you want the ultimate, and longest lasting product, metal is your way to go.

I would not use a handyman for a job like this though. That may not even be legal in most States, just get a licensed roofer....

 Ok, many thanks for your thoughts on this!  Will the Elastomeric look good and hide aesthetic imperfections like rust marks?

 Also I failed to mention that the existing roof is not shingles but rather that hybrid metal looking roof that resembles tin.  Does that mean the existing roof would need to come off first?

 Thanks.  Any other issues with putting a metal roof over the existing one?  Could excessive weight be 1 issue?  Any suggestions on how to find a good installer for this?  Thank you, I appreciate your suggestion!

What type of work is typically recommended for an older (mid 90's) single wide mobile home roof that is not leaking but that is very old looking?  Looking for a cost effective solution that looks nice and that would help sale or rental efforts.  Thank you!

Maybe look at a lump sum reverse mortgage assuming they are at least 62 years old.  No income or credit requirements for reverse mortgages.
