Thank you for the advise and I will work on refining my questions and be more specific.  I am new to "posting" on BP so I understand it will take time to create more efficient posts...that being said

The goal is to connect with private money investors who would be in a "2nd" position (understandably higher risk and competitive terms)

These projects are very specific so as a general post, our team is looking for funding anywhere from 20-50K short term loan (4 months).  Happy to discuss specific rates, etc to people who have interest.

On our projects in the past, we have had a hard money lender cover majority of the required funds for purchase and rehab.  And, we have leveraged secondary funds to cover the remaining amount owed/to start the project.  Again, happy to get in more detail to people who are interested
