@Spencer Grayundefined I don't think I will be staying at this point.  Being there has never been a lease...I'm having a hard time finding basic commercial tenant laws with regards to notice to quit time period.  Commercial is definitely a different world.

While I am a landlord in the residential world, I am a tenant in the commercial world and am un familiar with my rights.

Currently I am not in any type of lease nor have I been for 6 years with the current owners.  They want to force me to pay 6% increase per year for being month to month tenant.  What are my rights on such an increase.  In the residential world if he told me that Jan 15th....the increase would not go into effect until end of Feb.  BUT, in the commercial world I have a feeling its different.

Any thoughts are appreciated

@Stephen Robertson I have since posting this switched a bunch over to smartkey...But having older properties with old doors and special locks its difficult to switch some over.

I agree the smartkey locks work great for switching and re-keying easily.  That is a great idea though having all available properties on the same key...if they are vacant of course.

  Your idea sounds great out of the box.  But, I do have multiple properties that are by each other and are multifamily so the liability of having keys alike is a road I don't want to go down.  I ended up getting a plano plastic box and have all the keys in that and tote it around with me wherever I go.  Its been working quite well actually.  The fun part is keeping a second box always updated.

@Mike McCarthy and everyone else thanks for the feedback....looks like some great feedback I’ll have to look into. They all sound better than my massive key rings I’ve been carrying around.

I have a big pile of keys I keep with me everywhere I go for all oIr rentals and it’s getting to be out of hand. Multiple key Rings all clipped together. There has got to be a better way to transport keys from vehicle to vehicle etc. In a hangIng box they jIst wnd up In a pile. What works for you guys? Thanks in advance

Your insurance of $40/ month seems way to cheap.  If that's accurate then you need more coverage.  I would make sure you have atleast 1,000,000 lia.  Im my guesses it would put ins. in the 175-225/ month range.

Also, is that milwaukee, WI.  If so, then you are missing your heat cost's, which on a building like that will be prob 250+ per month.  Make sure you do your due diligence on this one.

As you have it, the investment looks great...but I think there are a few things missing.

I'm not a lawyer here just so you know, you should ask them.  But, the best path is to file an eviction case with your local court system, for a fee have the Sherriff serve them notice.  It is possible to get them out as early as 1 week.  Keep in mind Minnesota is a "pay and stay" state.  So if they decide to show up in court and pay full amount they get to stay (the judge will give them an additional week to pay court fees that you will have as long as you stated that).  Now if they have broken your lease in other ways, then you may include all of that in your eviction as well.  But, be careful in doing so because it opens the door for them to come back at you about whatever they want to make up.  If you evict based on rents alone....technically the Judge is not supposed to listen to anything else.

Like I say I'm not a lawyer nor claim to know all the rules here, but I have had my own experience with this personally and took tenant to court without using a lawyer on my end.  They got a got a public defender and tried to come at me.  I had a file a mile thick ready if needed.  In the end I won.

All depends on what the fine print or large print for that matter says on the contract that you signed.  If everything was done verbal/handshake its a pretty tough case I'm afraid
