Post: tax density units (TDU) mitigation

I am working a deal to help a developer acquire a tract of land in Charlotte County, Florida. The problem is the county is wanting to charge $15,000 per unit, which would come out 2.5x the amount he is paying for the land. Are there any ways around these TDUs?

Jason Coffman at Certified Property Inspections is amazing. He has performed many inspections for my clients and they all have good things to say! He is also a native to Cape Coral. A new build should be easy for any inspector. It's the old properties where that local knowledge is vital! Let me guess - you bought a Lennar?

Where does 750 hours come from?

There are always ways to make your property stand out. I think investors will need to due more due diligence in the future, study the market, and determine how their property will attract over others. The best properties will always prosper.

Hey everybody...would love to put together a meet up. Anyone living between Punta Gorda, Cape Coral, Fort Myers, Estero, Bonita Springs, and Naples. If you are interested reply to this post and let's get something on the calendar in August?

The dates are just suggested....but let's collab and see what works best for everyone and where. I'm thinking somewhere in Fort Myers.

 Of course. I had an opportunity to wholesale a deal which turned in to a listing for me. But I have had great success as a real estate agent getting coaches...hence my question!

So I have seen Jamil a lot and astroflipping and I know he’s affiliated with BP. Who else is a good source To learn wholesaling from? Would love to hear your experiences with other coaches.

Hopefully the communication is there. I have had some poor experiences working with non English speaking agents. It's tough to negotiate when all they will do is text back and forth.

As for deal making, it never hurts to begin your offer process low. The main thing is to get the seller communicating and figuring out what is most important to them. Once you know that, you can build your deal around making it fair for all parties.

I also prefer to discuss the deal over the phone and discuss the reasoning behind my offer. The more context you give, the better the other party understands. 

When I list a home, if I receive an offer in an email with no communication from from the agent/buyer, it better be good, otherwise the seller will begin to make assumptions about the buyer, which usually are negative.

So my advice is always to pick up the phone and hash it out!
