Post: Rent not paid again. What to do ?

I have a  client that has a renter that hasn’t paid is rent in 4 months. I know there’s renter protection at the moment but can he sell the property at this time ?

He called the lender to see if they would work with him on the mortgage but they’re not willing to.

Greatly appreciate any advice.

This becomes a little more challenging when it become real and I’m not just doing practice deals on paper. So I really appreciate you taking the time to reach out. 

One of my good friends has 15 years in the game as an agent/ investor he only dose flips. 
I asked him to help me run the numbers on the rehab and figure out the comps, and yes we did it like you are stating. 
I felt I went a little bit high on expenses just in case I even added in CapX, vacancy and repairs.

I did run the numbers as a rental with the four square method and it looks like I'll cash flow after all expensive about 350 a month with CoC ROI of 9.69% .

 What’s going on BP’s. I hope everybody’s crushing the game. I’m a rookie seeking some advice from the more seasoned investors and would greatly appreciate it.

I’m currently working on my 1st deal and it’s looking like everything is going to work out as planned.

It's a SFR, I ran some comps and it looks like the turn key properties in the area are going for 310-330k.

It's looking like I'll be able to pick this property up for about 230k but after inspecting the home it' looks like it will need about 40k to get it to the 310-330k price range. This property will not qualify for an FHA loan it will have to an conventional loan. 20% down. Not sure if there's a better option.

Assuming I went with a conventional loan, I'm unsure what angle to take. I can't seem to get the number to make sense doing a BRRRR so I'm thinking maybe

rental or a flip.

What would some of my wise BP investors recommend??

Bro, much respect brotha for taking the time to lay this all out for me. I truly appreciate it. I’ve read the 10X rule and I’ve heard about vivid vision from Andy Frisella’s pod cast it sounds amazing for goal setting and visualizing. 
Thanks again for the advice and the motivation. I wish you the best in your future investments. 

I can’t wait to convert from educational mode to action mode.
