A friend's neighbor past away and did not have a will, so now his river house in Texas is going to get foreclosed on. I have inside information that just a year ago he had the whole interior redone including electrical & plumbing. So I am willing to bid more than most in the foreclosure auction to win it. Being on the water I'd like to try STR as an entry into real estate investing, that way I can just stop renting it out if I decide to sell and take a pretty big profit. Does anyone else use the BRRRR strategy with STRs? Or should I just take the extra cash flow and not get a mortgage. I'm hoping that after showing my wife that being a landlord is worth it we can be more aggressive in finding the next deal instead of letting the deal come to us.

Looking to start flipping houses in the next 1 1/2 years when my wife graduates college & gets a job as an accountant (so proud of her). Hoping to line up some investor friendly contractors so I can hit the ground running. Looking for contractors from around the Houston, TX area or referrals for contractors.

@Whitney Hutten What are those other steps? I also intend to Flip houses in the future as well if that changes anything.

Here is my plan. Cash out refi my paid off primary residence for 150k & purchase a foreclosure w/pool for 129k(BRRRR) that needs a new roof & probably 5k in other repairs. Zillow has it valued at 234k but I dont think it could get over 200k after all the repairs. Heres my question. Being my first deal should I get an LLC before I refinance and put the 150k in the LLC and than have the LLC purchase the property or should I purchase the house personally and than give it to the LLC? I do not know much about LLCs. Should I get multiple LLCs before I make my first deal? I do plan on managing it myself should I get a separate LLC just for managing?
