@Stephen Glover is this the first property you have had this issue with? Have you done a bunch of other successful BRRRRs? Im new to REI looking to jump in a bit north of Richmond so curious about your Virginia success stories

For those of you that are agents in addition to investors, how do/did you select your brokerage? I am studying for my exam now, and while I plan to do some traditional Agent work, the main focus is for investing in real estate. Are you up front about your object with your broker? Or do you keep most of your plans to yourself?

Apologies if answered elsewhere, but I know in the rental property book and throughout the forums, people talk about only investing in certain classes of properties or neighborhoods. Is this just something that is subjective to the investor? Or does the MLS actually use a grading system?

I was asking the community their thoughts on the pros and cons in turnkey. In what you quoted initially, I literally state “I can’t justify doing turnkey in state.” I simply said I wanted to invest in this area. That did not mean turnkey

@Chinmay J. In my post that you quoted I stated if i did TK it would be out of state. I am looking to invest, in general, south and west of DC. Looking to flip between Prince William and Culpepper Counties at the moment

I've been active in a few threads so far, but want to throw my name into the New Member Intro Abyss. 

I'm John, born and raised and still residing in Centreville, Virginia. I've made the decision to get into real estate on a few front. I've become obsessed with this site and the podcast, and the concept of building wealth through real estate opposed to waiting for a raise is enticing to put it lightly.

So basically my plan is to get licensed here in Virginia (about 25% through the course at time of posting), begin networking and getting a few deals through that avenue while I wait for my girlfriend to finish school next year. But I soon want to start investing in rental properties, preferably multifamily, and do a couple flips within the next year. 

My target market for now is local to me, perhaps a bit more south and west of DC (from Manassas to Culpepper and maybe even all the way down to the Charlottesville). Eventually I may be moving to Charleston, SC, so I may transition to that market once the time comes.

@Kiera Underwood I haven't really explored any OOS markets yet, but I do hear a lot of enticing stuff about OKC. Maybe once I get my head on straight with all this I will take a closer look! Doesn't sound like a half bad deal

@James Wise Okay that was sort of the vibe I was getting is that its worth it if you find a good OOS market you'd like to invest in. I am actually in the process of getting my license so will be able to cut out that step once I start locally. But glad to hear from your experience what you advise. Thanks for your insight!

@Kiera Underwood thanks for the response! So do you just mean real estate investing in general? What is your strategy? I live in the Northern Virginia area. I'd be looking to invest about an hour south/west of DC
