Heat pumps typically need a second heat source as they become inefficient or don't work at certain low temp like 25 - 30 degrees (varies per mfr).   

Do you know anything about mini splits? Seems like a fairly inexpensive cost to put in - but runs on electric so I imagine that the monthly cost to run them is fairly expensive.  Also probably a less efficient way to use forced air.

@Brendan Harrison - I haven't gotten a specific quote yet, but have talked to several HVAC guys and other rehabbers who have done it. I've learned that you can assume about 6k-8k per unit for forced heat and air (all in - equip, installation, etc) if you shop around a little bit for the right contract.

Thanks for all the responses, definitely some things to consider that I hadn't previously, and assurance that I can at least make some headway on my own.

I have found a deal that I am interested in - a 4 flat (including basement and attic) that would have good cash flow.  The one thing holding me back at the moment is the fact that there is no heating or air, something that I would want to add if I made the deal.  I've never done heating/air before, but am fairly handy and believe that I could do some of the more basic tasks.  I was wondering if anyone has done this, how much money they were able to save through the tasks that they completed, and an estimate to how much this might cost if I used a the most cost effective methods (have seen estimates of anywhere from 5k-15k).
