I’m having trouble figuring out what ALL things I need to take into account, in order to attack a deal. I’ve got no limit when it comes to funds (partnerships) but I need to know -how to calculate loan cost/year (p&i, etc) - IM ONLY BUYING LARGER DEALS 50+ -where to find the TOP property managers WITH a tracable track record -HOW TO GET ACCESS TO BROKERS WITH FRESH LEADS B4 MLS

I NEED SOME HORROR STORIES...I'm talking blood, guts, and maybe even.. idk, something worse than blood & guts..  

whats the most awful deal-gone wrong that you've got to share on this discussion?

-what was the deal?

-what went wrong?

-what was going through your head to make such a bad decision?

-AND the tough one... do you believe it was your fault..... or the world's? 

best story gets a main role in the new Stephan king book.. jk.
