Hello everyone,

I just received cashflow 101 in the mail today and would love to see about getting some people together to play it with. I live in Callahan Florida but can travel to Jacksonville Florida or any place around us. I'm not sure how many people around me will read this post or even want to play but everyone is invited. I will find a good place for everyone to meet. I will provide some snacks and drinks if need be. Hello everyone,

I am looking and finding some foreclosures in and around Jacksonville Florida that we can buy for 20,000 to 30,000. They need from 10,000 to 20,000 in repairs. They will sell for 90,000 to 120,000. These are 3/2 and 4/2 newer mobile homes in and around my area. I am a first time home buyer and could go get financing with a small amount down but i am really looking for a partner to mentor me while we do a few of these deals. I would like to be 50/50 partners with someone that has done some flips. I am willing to spend the time finding good deals as long as I have a partner that can fund them.

I am a very hard worker and have all the time I need to shop around for the best deals. I know my area very well and have been watching my market for the last six months. Please feel free to ask me any questions you may have. I am always available and willing to work.

Hello Austin, Welcome to BP. You have found the right place to learn that is for sure. 

I'm not sure about Pensacola Florida but in and around Jacksonville there is still a lot of good deals on foreclosures and HUD properties. That is the best way I can find to start around my neck of the woods anyway.

Hello to everyone in this amazing community that I am proud to be a member

My name is David Clark and I am new to bigger pockets.I am reading through the beginners guide to real estate investing and have been going through and listening to every podcast from the beginning. I'm on podcast 62 and still love every word.  I am very fortunate in the area I live and whats even better is I have found a huge community of people that are willing to give so much advice to help anyone in the world take advantage of any situation. 

I grew up in Jacksonville beach and was lucky to have the hardest working father that I have still to this day ever met. He instilled in me the value of hard work and a never give up way of life. My parents had six kids to take care of and that meant they had to work several jobs so we didn't get to spend a lot of time together as a family but we knew they did it for us. I have been blessed with three children and would love to give them a life with more time then our father gave us. I have done a couple different jobs through the years. I was a plumber for five years and a lawn care tech for around ten. The entire time I was a lawn care tech I had to also work as a pizza delivery driver in order to support my family. My oldest son is ten and has been diagnosed with autism and also a heart condition that makes him have to go in every two to four years for open heart surgery. I also have a six year old and a 1 year old about to be two and of course a beautiful soon to be wife that is mother to two of the three.

I am looking to buy five single family foreclosures in 2018 and then switch to small multi family property while I learn the ins and outs of property management. After I have a grasp on property management and have at least thirty doors I will switch to bigger multi family property and open a property management company for my soon to be wife to watch over.

Please feel free to ask me anything I am always available and happy to help in any way I can. I know my area very well and am learning new stuff every day about my market. I would love to network with people in and around my area who are into foreclosures and small multi family property.
