I could help with this. Being a Lender, i can order credit bureau data with most filters. cost me .25 each for min 1,000 order.

That is how I think. But i believe now that I can make it usable. Even with the addition, I will most likely be all in for about 130,000. sell for 175-180. As a small 2/1 i think the best I can shoot for is 130.maybe 140.

hell, maybe I'll flip it as is and let someone else have fun with it.

It really is the odd ball. this is an area where large lots are split. The neighboring lot is a 1/2 culdesac with 5 newer homes. Looks like the plan was to finish with my lot. But you ahve to complete the culdesac to get the split approved.
I;m thinking of adding 330 sq ft and making it a 3/2 with a half acre. Let someone else run with the lot split idea. It is in Carmichael CA, which is a very decent area. With lots of upper end and middle class home.

Thank you. And yes. Loans are live and well here. We are in multiple bid situation again. Good for some, Frustrating for FTHB though.

Anything is possible. But with out work, nothing will come of it. Easy to do, yes, I am sure it is. Personally, I wouldn't do it, I would rather pay you to find me the deals. Truth be told, the deals past y me so far are laughable. And they try to justify hwo the deal works, double talk, back track... Whats even funnier is the daisy wholesaler. Goes like this, I have such and such and its.... the adress is 123 any street.
than I say I just told your buddy that offered me the same deal, no deal. He was 3-5,000 less than you.
if you realy want to do this, be a true asset and DO NOT waste your rehabber time with fluff.
You do good and the reabbers will line up for you.

MLS is the best choice in my opinion. I want to know what the actual end user is actually paying. there are not very many FSBO sales to really scew the data. Zillow is a great indicator, but not very accurate. You still have to know the neighborhood. Comps can change from one side of the street.

What are your thoughts on small houses. 2/1, 675 sq. ft. Home is on a half acre lot in good area. Has/ had tentative lot split. I am looking only to fix and flip. Have you had any issues selling a small home.

Although I am not compoletly new, I have been trolling around for a couple of weeks, all I can say is WOW. I have been to other sites and BP just flat out ROCKS. I'm no pro, but thought I knew more than the average guy. Seems like I am that average guy.
Any way, hope I can help with what knowledge I have and be a part of this great community.

Insurnace brokering is not a bad way to go. The goal is to build a book of business that pays for years. BUT like any other business, it takes work. Marketing and getting out there. But is very enjoyable.

I should add, that if you can get indivisual insurance you are much better off than any group policy. In most cases, you will save big $$$'s. If you are not insurable for some reason, join a state pool (waiting list most likely) or form your own group. You have a business license, LLC, Corp...a group is 2 or more. In Sacramento area, I can do a group of 1 in some cases.
