I have 5 SFR's that we self manage, looking for a good recommendation for a website or software that I can use to keep track of everything in one place. Also, one where tenants can make rent payments to as well.

Looking for any and all recommendations.....

I signed up for the program last night and I am in the process of going through the material today. Eager to learn this process and see how I make it work for myself.

No I never really did any further research on that website. I am guessing that none of you have used that site for anything as well!

My dad has a condo in the Palm Springs/Palm Desert area that we rent out seasonally however after this season we are looking to rent it out long term. 

We need to get rid of the carpet in the Living Room/Dining Room area and don't want carpet again. 

What is your best recommendation based on wear factor along with the high heat in the summer time?

Post: Tax Lien Certificate sales

Some states are tax lien states and some are tax deed states. When you purchase the lien you are sent a certificate from that county.  There is a redemption period that the homeowner has to pay the past due amount plus fees back to the county. If paid back during that time the county will then send you the payment. You are never in contact with the homeowner. They don't know that you have purchased the tax lien. Once the redemption period is over(how long depends on the state) then you can acquire the property for what you paid for the tax lien. The drawback is that you might have to wait a period of time(depending when you buy the lien) before the redemption period is over!
