The house has a current balance of 65K. Rehab cost is expected to be 90K (this old home eats up the budget very fast). All in at 155K we look to sale the home for 210K, expected profit of 55K.

I'm working with a local agent in Pueblo, Colorado and lucky to have her as my mentor!  I will be the project manager overseeing this amazing flip.

Details:

-1600qft/3BR/1BT

-Two car Garage

-Shared driveway

-Built in 1907

-Foundation damage

Goal:

-Fix foundation and falling porch

-Make an open concept layout 

-Add bathroom to master on the second floor

-New electrical

-New Plumbing

-Add A/C and upgrade furnace

I started the project by doing the demo myself and contracted out the rest of the needed skills. J. Scott's Book "The book on Flipping Houses" has been a great tool, its helped me stay organized and create systems that work for me. I highly recommend as a must read!
