I 100% agree that you can get tons of info from YouTube for free.  You can sift through 1000's of hours of content and piece together a great education.  I, however, would rather pay $8k to have someone else sift through all of that stuff.  My time is too valuable.  For and $8k course that is all laid out in a a proper timeline and a ste-by-step process, that just saves literally hundreds of hours that I can spend doing more deals.  I did Subto deals within my first three weeks of the course and it paid for itself and continues too.  Pace is crazy how many live zooms he does for students only that are 2, sometimes 3 hours long.  he brings in his attorneys, his accountants, his TC's, all kinds of experts that add such a high level of value that even after finishing the course, I am still engaged in learning events and any questions (even state-specific ones) can be asked at any of these live zooms.  You cannot get that on YouTube.

Also, it should be noted that once you are a student in the Subto program, you have access to all of these events for life.  Not 3 months or 6 months, you get access for life.  That is pretty awesome.

Man, I am in the Subto program and I think it is incredible.  Pace over delivers to the nth degree and provides so much content and insane amounts of knowledge.  He is a true go-giver and a hell of a dude.

I have used Locklin on many deals and I recommend them to all of my buyers (I am a wholesaler).  I had a deal fall apart because of appraisal issue and Locklin stepped in found a solution that brought us all to the closing table.  They are fast, easy to work with, and they are very good at exploring all the options.  

PS - They are still lending during COVID-19!  A lot of people are not.

Hello All, 

My wife and sister in law are in Baytown Texas b/c my SIL just bought a house there, but they got screwed on the inspection and the house is a mess.  The carpet is completely gross and filled with pet waste.  They need to replace it all and pronto.

Can any of you fine investor friends help us out with a referral for a good carpet person who will not take advantage of them and do good work?

My Dad has about 180 acres of land near Laverne, OK. A long time family friend is telling him the land has dropped dramatically in value and is worth only $300/acre. My dad sold the last section of land for $800/acre, maybe 3-4 years ago.

Are there any BP members who are savvy with land in OK and can advise me on how to know my Dad isn’t getting ripped off.

I spoke with J Scott and it was Builder's First that he used in the Diary of a New Home Construction.  I called them and they have some really valuable resources.  They saved us about $10k on our framing for the new build.  They no longer do labor (or they only do labor on multiple houses (track homes), they will not currently do labor on one-offs like my rehab/pop-top in the EAV.

Either Way, everyone should check these guys out.  They are super fast to respond and can save a ton of money on a lot of trades.

Does anyone know where to go in Atlanta to get lumber take-offs and framing plans? I have a floor plan and elevations. I read @JScott Diary of a New Construction and he mentions a company he found In Atlanta that did his take-offs, framing plans (I think), the framing, roofing, roof decking, subfloors, doors, windows, siding, and maybe more? A company that basically provided all the lumber and materials for so many crafts and if I am not mistaken they did the labor as well? Am I crazy about that part? Either way, who do I call? I have heard Lowe’s and PMC? Anyone else? Thanks, Chris Campbell

@Danielle McClelland. I’m 38 and just discovered Rich Dad Poor Dad, then Bigger Pockets in April of this year. That sent me down a rabbit hole. I’ve read 15+ books so far and listened to 120+ podcasts. I bought a lot in Decatur I plan to subdivide and do new NC builds (need capital for rhat one!) and I’m currently soIng a 203k loan to flip a house I bought next door to my current house. all while working a 70+ hr/wk job. I can’t believe I am 38, and just now learning about all this stuff. I wish I‘d found it 10 years ago, but oh well. Better late than never! Let me know if I can ever help and best of luck!!!

I am about to rip a roof off in EAV  (Atlanta, Georgia) and might need some engineering and architecture help.  I found ATL CAD online and they have a lot of modern builds and rehabbing experience.  Has anyone used them?  If so, can you tell me how you liked them?

So, a lot of people probably know this already, but I recently learned that Title Attorneys (I use John Bennett at Origin Titles in Decatur, GA) will often write up your Sales Agreement at no charge if you put in the contract that closing will be done with them.

I know you can download forms and write it up yourself, but why?  This is better than a Virtual Assistant because it is written by a lawyer, it takes me maybe 5 minutes to email him with the details, and when it's done it's a good looking, professional legal document that cost me nothing.
