You definitely need to water freshly laid sod.  There is no way around getting nice grass and having to water it.  There are things like seed starter mats that help with how much you need to water, but you'll still need it to be done.  I'd pay someone in the neighborhood to take care of it.  Or you could get one of the timers to put on the spigot to automate some of the hose attached sprinklers.  

It shouldn't take too long to start growing as long as it isn't too hot and is watered well.  What is the soil like?  Lots of the lawns down here don't have a nice layer of top soil, mainly clay.  Visit your local agri-supply type shop and go over your situation.  They should be able to help.

Gregory, you can use your IRA funds to invest in real estate in various ways. Your IRA can invest in anything other than collectibles and life insurance. So, your IRA can invest in real estate- your IRA is actually on title, it can invest in notes- your IRA can be someone's mortgage or fund someone's fix and flip, it can also invest in companies building projects, I think you get the picture. If you can invest in it, chances are your IRA can as well. There are some rules you should be aware of, and should do your due diligence when choosing a SDIRA Administrator. There are also some great strategies you can employ like partnering your IRA with another person or another IRA, and using leverage to purchase property. Happy to walk you through the basics.

Greg, I just replied to your intro as well! By access I should say that I have funds in a normal IRA right now, and have talked to my financial advisor about a SDIRA or potentially pulling the funds out (but, of course, facing penalties). Good luck with your first home purchase!

Hi Gregory!  First, thank you for your service!

I am from the Richmond, VA area - growing up just 30 minutes south, going to college 30 minutes north, and working in and around Richmond for the past 10 years.

Yea, you can thank the high paying tech jobs for the high real estate costs in Richmond (Capital One, etc.).  If you're looking for more affordable properties, some of the "sketchier" areas of Church Hill, Brookland Park, etc. have some deals to be found.  If you are willing to go to Norfolk, Newport News, Hopewell, or Petersburg, there are more deals.  

I currently use Property Management Inc for my one rental property.  I'm new to the forums and haven't stumbled across any property managers from Richmond yet.  I have a pretty good general contractor, but he is a small time operation and sometimes it is hard for him to accomodate.
