As @Bill Regan said, crowdfunding is an option. I'd recommend reading about it and learning about the options available to you. Your status as accredited or non-accredited investor will determine which route you can take in terms of the crowdfunding portals available for you.

@Joseph Odhiambo It looks like you're a Colorado resident. If this is correct look up Colorado intrastate crowdfunding. I believe Colorado did pass legislation allowing equity crowdfunding for non-accredited investors. You might be able to find crowdfunding platforms operating in the real estate space. @Joseph Odhiambo as @Ian Ippolito mentioned, there are numerous real estate crowdfunding portals out there, but they don't all operate in the same way. I'm with a crowdfunding portal, we're a startup company out of Austin TX focusing on working with non-accredited investors. Ian asked if you were an accredited or non-accredited investor, this is probably the first thing you need to be familiar with because it determines the type of crowdfunding portal you can work with and tells you what your investment limits are. Additionally, it will help determine if participating in real estate crowdfunding is even and option for you in your state.

With regard to investing in crowdfunding within a retirement plan like an IRA, generally speaking you can do this. There are plenty of questions that would need to be addressed before providing a definitive answer, it's not just a simple answer that yes you can do it.

That's a good point. If that is a factor I would suggest finding a crowdfunding portal that can provide proof of funds for the purchase of the property in advance of the actual crowdfunding.

Texas requires that fund raising through a crowdfunding portal be done within a company, such as an LLC. Essentially, your LLC would be the entity raising funds. There are a few Texas companies out there that offer these services, each have their own unique ways of doing business. Just throwing out options for you.
