I am located in St Louis, MO. 

I am in need of advice on funding a renovation for a property I own. Long story short, it is gutted to the studs, I have a $115k mortgage, after reno value of $350k, I have funding avaiable but at 20%. I am looking for advice on other options to complete the renovation, or if I should just pay the 20%, any insight would be greatly appreciated!
