I want to say thank you to everyone who took time to respond to me.  A lot of very helpful information and things to consider.  For me personally it sounds a bit to hard as I have no experience at all in real estate, home repairs or flipping or anything like that and for right now at least little extra income.  If I were to ever get into it I would certainly want to do things legally and fairly and I congratulate anyone who has done that.  For now though it sounds not for me.


Some of you mentioned that in the same amount of time I could just get my realtors license instead.  Is it possible though to get a license and be a realtor doing basically what wholesaling sounds like?  Is it possible to make a living selling houses just on my own or with a partner i mean?  Or is it basically required to be part of a company and have your face all out there in marketing, look the part, work 80 hours a day etc?   I will have income stream from owning property soon so i am looking for more income streams or ways to make more.  I have little experience though.

So I have been watching a bunch of videos and reading things on wholesaling after just finding out about it the other day.  From my understanding it requires a lot of work and can be harder than youtubers make it sound but it can pay pretty well and is legal. You can learn how to do it all by reading online and watching youtube and just doing it.

 After looking at a realtor forum though they seem to have a very negative view saying that it is basically a scam for people selling “courses”, and that it is very close to at times or is illegal.  They also say it’s basically impossible to make money for 99% of people.

Which is it?  I would hate to put tons of time, effort and maybe money into it if I would just be better off trying to learn to code or something with that time and effort.  I also don’t want to get arrested or anything either obviously. Would i need to get a lawyer to check my contracts before using them?
