hello everyone, I'm John and I've been on here for a couple years but never really active. Recently I started a handyman business (fix it solutions) with the goal of investing in real estate. If you're in kansas and looking for handyman or wanting to connect with people in your area hit me up, I'd like to get a group of like minded people together and discuss goals.

Quote from @Zachary Smith:

Be very detailed when it comes to studying your market and making decisions off of that analysis! PM is the most important part of real estate IMO. Goodluck!

 I know most property managers aren't very good. there are 3 property management companies in my hometown and none really have a good reputation. My main goal is to change that

Quote from @Drew Sygit:

@John Carlson

We bought out a "mom & pop" competitor that had the same skillset breakdown you two have.

The "pop" handled maintenance and repairs. The "mom" handled owners & tenants.

The proglem - neither one of them were good with systems for accounting and paperwork.

So, their company was a mess and actually losing money!

Once we took over and cleaned up their mess, we found problems and losses they weren't even aware of.

FYI - the two of you could probably keep all the balls in the air up to 50-75 doors. Above that amount, you'll lose control as you can't remember everything, which will lead to mistakes, which will lead to unhappy owners & tenants, which will eventually cause you to implode.

Find someone REALLY good (a nerd) at accounting, systems and PMC software.

 thank you for this. getting our business off the ground is gonna take a lot of work from both of us doing multiple tasks but overtime we're gonna hire multiple employees that will have strengths in areas her and i are weak. overall we want to build a dapendable management company.

hello,

My girlfriend and I have spent the last year discussing starting a property management company, we've both taken a strong interest in real estate investing as well. I have a background in the trades and can fix most issues that arise and if i cant fix it I know someone in that trade who can fix it. My girlfriend is stronger with the day to day operations, talking to people, understanding personalities etc.

so my question is what advice would you give to two newbies starting down this road?

@Alex Olson

Not sure on size and price point yet. I’m still really new so what I’d like to invest in and what’s feasible are completely different. I just know I’d like to invest in multi family homes

@Derek Felch

I’d like to attend if that would be ok. Lawrence is definitely one of the areas I’d like to break into
