@Wayne Brooks typically yes, but some brokers will lend on the higher of the two right? I heard it discussed on the podcast

Any suggestions for lenders in Florida? Goal is to have instant equity at purchase because the brokers lends on the appraised value rather than purchase price.

@Sean Morrison Right, more than one would definitely be necessary. Have an LLC in the state of the property with the sole member being a Wyoming LLC holding company. The WY LLC is managed by an appointed manager, therefore leaving the members anonymous. The manager could be a member, but officially that's not public. Is this correct, or am I missing something?

Thanks Ujwal. I’ve always heard don’t do business with family and friends, so I’ve kept that in the back of my head. Although, I’m still pretty young and haven’t immersed myself enough into professional life to have a massive network. I’m think family and friends might have to be my route for the next couple years until I can branch out more.

Family was my first though, obviously. Parishioners from my church.

Friends of my parents.

Anyone have experience setting up anonymity with a Delaware/Wyoming Llc? I understand the concept, but not sure on how to officially set up the structure. Is it as simple as filing a manager managed in Delaware?

Hey y’all. A friend of mine just told me about a friend of his who’s buying properties in Texas with the help of credit unions. Apparently the credit unions are overvaluing properties, then the investor is purchasing at 80% of that value, that way the credit union essentially covers the 20% down payment. The investor walks away with a property and no money out of pocket. Anyone heard of this practice before and is it viable? Thanks.
