Thanks after running quotes it is in fact a pipe dream. Completely different market than what I deal with currently.

Found a fantastic property on Cape Cod, MA. Talking to a friend who is  GC he was telling the price per a square foot down there is massive right now. Looking to find a person who could potential be in the 150-200 per square foot range. That has designs and run permits. If anyone could give me insight on some builders that would be great.

I made the mistake I purchased a primary residence in a HOA spot. Lived in it one year, the plan was to rent it out. The first year hoa fee was 219$, included lawn service garbage and internet. I figured not bad at all. The second year hit and had to pay 289.85 a month. Not justifiable reasoning behind it. I would not recommend an HOA property to rent. However, mine has cash flowed since day one and luckily we bought it cheap enough that it can handle a few hoa increases. Also, I include the HOA payment with the monthly payment. Realized people don't like to hear they have to pay 2000 a month + 300 for an HOA. I just do 2300 easy. Hopefully this can help you!

Looking to move to a second home in a year. The house currently sits within an HOA which is $285 a month. Electricity average for year is 165monthly and water is 65$ The leaser would have to pay those themselves on top of rent. We are looking to do a first and security, as they require HOA background checks and fees to move into neighborhood. Does this property look like decent rental property? In the area other homes are ranging from 1650-1950 a month. Thanks for any advice!
