@Anthony Ocasio I would be looking for off-market properties in any way I can. Try to build a relationship with some people and then hopefully buy from someone who wants to sell. Plenty of sellers if you reach out to them. Just not deals for most investors but for an owner-occupant, they can still make sense with such a low interest rate.

@Niraj Maniar Good buddy of mine is looking to expand his team here in NJ so you may be a good fit. I would suggest to ask any and all people you interview with, why their office and why work with them. I only work with people who want to make money and are hustlers (in the good sense).

@Anthony Brincat I would take in all the advice and information here on BP. I would also go to all the networking events you can. Further, meetup with any investors you can. I worked with an investor for almost a full year before I did anything on my own.

@Jobee Vincent Buenaventura Sorry for the delay. I thought I responded. Full doc means they do everything looking at your W-2, paystubs, credit, etc. vs low doc is they just want to see you have the money to close and it appraises (There's more to it but overall it is a much simpler process.

@Michelle Lopez Welcome to BiggerPockets. That is great that you want to get started right away in real estate. I would highly recommend going to meetup.com and finding some of the groups there or in NJ a lot of things are done in FB Groups. Just type in Real estate investor or something along those lines and I promise, dozens of groups will pop up. Further, what are you looking to accomplish really? Are you looking to be a better agent, an investor, wholesaler, etc? We plan to have an in-person event in the coming weeks if you are interested. I can be sure to remember to let you know.

@Dynah Kent You USED to be able to rarely wholesale off the MLS, BUT now I have not seen it at all. The market is too hot to try to do that. Plus, it is annoying when you see a property being wholesaled and it was listed. A lot of snakes in the industry who will just tell the seller (if you weren't honest with them) or the agent. Further, you need a legit POF. Overall, it is a huge disservice to investors.

@Jobee Vincent Buenaventura I would get the second tenant in there. I have had plenty of appraisers try to dispute the rents I can get for rental properties and that usually messed up my appraisal. However, if I get the tenant in there and show proof of rents, then it is much harder for them to dispute. Makes it easier for you. What type of bank are you looking for? Full doc or low doc? And what specific rates and terms are you looking for? Overall, I think you should have a second tenant in there before you refinance because it makes it easier for you with the lender.

@Samir Bouhad Welcome to BP. I'd recommend speaking to a few agents first and getting a better idea of what you are looking for. Have you been preapproved? Do you know the area you are looking to live in? The quality of tenants in each market? The market and how competitive it is?  These are some questions you should ask yourself.

@Sam Park From experience looking at doing this, sometimes it's more expensive than its worth. I am pretty sure looking at the picture that you may have to go through the zoning board and get a variance of some kind and spend $10k+, but then again, I don't know fairlawn that well.

@Joseph Antwi I would first recommend thinking to yourself what you define as nice and safe. I have more bougie friends who think my town Belleville is the hood and then I have others that think it is a great place to live. I would say do a little driving around each town and see what you think. Around that budget, on market, you can get something probably in a nice area of Essex county fairly close to a train or bus. I hope this helps.
