Post: Issue with renters from foreclosure auction

My wife and I recently purchased a foreclosure from a Judicial sales auction. We purchased the property file from the county and made sure the property was free of any liens and all was well. We get the deed to the property at the end of the month when the court case clears the last hurdle. We knew people lived in it still so we sent a simple letter explaining we bought the house and wanted to talk. we received a call from a shook up renter. after a few text messages between the renter and my wife they decided they didn't want to talk anymore until after they got a lawyer. we found out they have been long term tenants and wish not to move. we originally got the property to owner occupy. however we have changed our minds and are willing to let them stay. Should we contact them to talk about a possible lease or wait for them to contact us. The last time we talked was about 5 days ago.

My intentions aren't to quarrel, just to lend some friendly insight from somebody in the industry. I respect the opinion of those with experience in the field. I was merely giving the opinion of a professional who changes several thousands of air filters a year, works on hundreds of units a year and has a thorough understanding of the mechanics of hvac systems. In the real world pleated filters really due get plugged up with dirt much sooner and that can cause low airflow issues that will burn up motors. The fact of the matter is fiberglass filters are the best choice for a majority of cases. The average homeowner/tenant doesn't change air filters often enough for pleated filters to be serviceable. Few people know how often they should even change their air filters. The two main premature killers of furnace components are poor installs and a lack of maintenance. At this point we can just agree to disagree, I'm not out to make enemies. If my thoughts aren't welcome i will keep them to myself.

Is a filter that costs less than $1 worth saving a furnace blower motor over?

I am a hvac technician. It is actually not true that an air filter with a higher MERV rating will make a blower work harder. It is actually the opposite. The less air a blower moves the lower the amp draw. As to the cheap air filters it really depends on the furnace. If it is a high efficiency furnace I would absolutely not use anything but a pleated air filter. The heat exchangers need the protection that a fiberglass filter cannot provide. In the industry we call fiberglass filters rock stoppers. Air filters are looked at the wrong way. Their primary job isn't to filter the air we breathe. It is to protect your heat exchanger and evaporator coil. Just some food for thought.

My lovely wife left a simple note On the door explaining we purchased the home and would like to discuss the matter. She received a call from the renters fairly quickly. They had no idea the home was foreclosed on. They were understandably upset. at this point only the wife knows, as her husband is a truck driver and wasn't around. My wife is scheduled to discuss it further tomorrow and we will try to get a copy of the lease if there is one.

We purchased the home at a judicial sales auction. the property is in spring grove. I will definitely check out the REI club you listed. My wife and I are planning on checking out the lake county club that meets in gurnee soon due to it being so close.

Hi everybody

New to BP, have been lurking for a few months. My wife and i have recently decided to get into real estate investing and have purchased a foreclosure at bank auction. Our long term goal is buy and hold but are going to try fix and flip to try and raise capital. I am a Pipefitter working primarily in commercial HVAC.

I would delete #5 the section saying to use a hairdryer on the pipes. Google

That is an example of somebody leaving a dryer running unattended burning their house down. a much better and much safer option is a portable fan blowing air into the cabinet. if the air around the pipe is above freezing the pipe cannot freeze. BTW im obviously new here and new to investing but i am by trade a Pipefitter/commercial HVAC technician.
