So if I’m in my mid fifties and want to retire within seven years. Are buy and hold rental properties a bad idea at this stage?

Even with fifteen year financing and with some cash flow from day one, equity payoff, appreciation and rental increases make it tough to envision that buying rental properties at this point are worth the effort compared with something like investing in syndications. 
At least this is my take. Anyone see this as flawed logic?

Barry, check out @Scott Myers.  Smart, ethical and extremely knowledgeable.  He has established an exceptional system of educating people about self storage and how to find great opportunities.  They then bring them back to him for his ability and knowledge in setting up syndications.  I have joined them on three syndications.

Hi Everyone. So I have been taking my time learning about non performing note investing and am approaching a comfort level where I might begin investing in them. I have a busy day job that I plan on continuing regardless. I have a former employee who I am close with who only works part time and would be excellent at a lot of the skills involved in non performing notes like networking with regional banks, even borrower reach out. 

Does anyone have any experience or advice as to how I could most efficiently get this person working for me?  I could probably just pay a salary but they would be more motivated if there were some incentive.  I guess it’s important to point out that my strategy would be to hold on to any re-performing notes for cash flow. 

 I would rather not give away the farm because I’m coming up with the concept, providing them with all education necessary as well as doing all the funding.

Thanks @Edward B. I have to say I’ve searched the forums and haven’t come across good sources of the performing notes or how to go about jv’ing. 

I've joined Loan MLS and PPR. Not too much there fitting the bill. Any other recommendations?

Hi all.  I’ve become very interested in notes.  I know there’s so much to learn about notes but it doesn’t seem worth all the education and relationship building for just a few notes for diversification which is my main goal. Am I relegated to either being a serious note guy or have to settle with note funds for 10ish percent?

Hi all

So myself and several friends are interested in REI and want to work together. Some are talking about doing a multi family as a partnership. I've read enough to be wary of forming a 5-6 person partnership. Any advice on how such a group can work together without all the pitfalls of a partnership?

@jim pintchuk Did you end up doing the VA deal? Coincidentally, I'm looking at buying a multifamily that is currently renting to people in this VA program in Ohio.
