I'm wondering if anyone has a favorite site for finding Duplex/Triplex Architectural floor plans that they think has curb appeal and "in-demand" open floor plans they would like to share.  My property is in Oregon and riverfront so I'm looking for something a little more interesting than cookie cutter.  Also, I need the living area to be at least 7ft off the ground due to 100 year flood plain so thinking lower area would be for vehicles.  Any recommendations are greatly appreciated.

I have 4 vacation rental properties in Rincon and have been going there for over 25 years. It's the only place I've considered purchasing rentals (I had 2 custom built) because it's not a big city, it's actually the Safest Town on the Island if you look at FBI Statistics.  It's also the area that had the least price drop out of everywhere on the island.  The hurricane obviously had an impact on tourism and the down season for my homes personally was almost never but I did notice a significant drop in bookings for Sept & Oct from past years and I believe it's due to it being Hurrican Season.   I agree that there will be a pick up starting in Nov 2018 thru at least April 2019 and we will see where things go from there.   Try point2homes.com for your search... Also, I used Banco Popular for both construction loans and traditional mortgages.  Lastly, you can go to the online magazine for Rincon and you will see Realt Estate Companies and also Property Management Companies... it's El Coqui of Rincon.

I will agree that things are inefficient in Puerto Rico and might feel frustrating at times compared to the States so be prepared for some of that along the journey.  Wish you the best of luck!

Artificially low Interest rates caused this bubble and now house prices are too high. The FED has raised rates 1pt in the last 8 months.. and remember, the rule of thumb is for every 1pt increase in interest rates, you must reduce the price of the house by 10% for a buyers payment to stay the same. (smaller buyer pool of people able to qualify)

Eyeing the Federal Reserve Graph showing historic home values, I think average sold home price should be somewhere around 1st Quarter 2013.   Median Sales Price of Houses Sold for the United States
