Thanks for the responses, I should have mentioned these properties are in Northwest Indiana. They are Lake County , Hammond, Hobert, areas.

Hello, I have a number of single family homes in good neighborhoods that I may be wanting to sell.  I am seeking a go getter realtor, who would know the small things needed to dress up these places to sell at retail. As I am not in the area, I am counting on this professional to have the knowledge of what small investments will make the biggest impact, and having a contractor who will do the work in a prompt manner, I will of course pay for the work to be prepared.  I look forward to hearing of any good recomendations of realtors who could facilitate these sales.

Hello, I have 12 doors in the Hammond area of NW Indiana.  I recently retired and need to be taking home a better percentage of my gross rent than I am right now.  I would love to find a manager with a good team to do turns quickly and affordably.  What does a clean-out and painting and floors cost for other property managers in 2022?  

I have tried to communicate my needs with my manager, but I can no longer afford to continue as is. Also if anyone knows a great realtor, who has a team of contractors that could affordably get my properties ready for sale, most of my places are single-family houses.   I would be interested to talk with someone who could help me get the market rate if I sold them.

Hello, I am looking to purchase some rental properties in Broward County FL. I was hoping to find a rental property manager who has a team that does Rehab work.  I would like to purchase homes that they could affordably make rent ready, and then manage my properties for me.  If someone has had success in Coral Springs or coconut creek area with a manager, I would love to be introduced. Thank you.

I have decided to move my properties to another manager, and I am excited to work with them.  My previous manager is not really communicating, and wants to keep me locked in for 30 days as he had that on his agreement as a condition. I have tried to be polite and not advertise who this manager is, but if he continues to  be unprofessional, I will share more details about his business.  It is frustrating that this transfer can't be done in an honorable way.

@Thomas s.  that sounds very familiar.  My problem is I have a loving wife who has trusted me completely with this great idea of investing in  real estate 4 states away, and she doesn't understand why the expenses are greater than the income. 

What does a learning investor do to find the best available rental manager in his area? I really want to turn this into lemonade fromt the lemons it is in right now.

I should have mentioned that I am an out of state investor with no ability to drive by on a regular basis.   I purchases what I thought were A and B markets mostly.  2 properties were c neighborhoods.  I would have loved to have a more friendly relationship, but I believe he is in a bad situation, and has avoided most communication, unless he has to, in the past 6 months. He is in a "Mastermind " group that he is trying to triple the size of the rental units he manages in a short period of time.  I thought I was working with him to accomplish a win' win situation.  So far, it has been win lose. 

Shame on me for not holding him accountable.

I like your thoughts.  I have tried to hold my PM accountable, but he quickly gets agitated and agressive.  He quickly goes to "maybe you should manage your properties yourself"  "all of my other big investors love what I am doing, and they let me take care of things"

I really want to make things work, but with him not returning my calls, I see I can not cash flow much longer with no rents coming in.  Good luck holding your new PM accountable.  I think you are correct on your thoughts. 
What google search words would you use to find a  great Property manager in your area?

We don't know what we don't know.  This is the first time I have had a property manager, and he convinced me that $500 was normal.  I don't believe my properties are in war zones. I have tried to buy in family neighborhoods, but I realize that my perspective is biased.  I listen to podcasts that talk about the importance of managing your manager, but then I realize that my good will has probably led to me being taken advantage of.  I like the man, but he does not see how he is bringing hardship to my family with his decisions.

Out of respect to him, I don't want to say his name. I think he has had a lot of turnover on his team, and I really do wish him well.  I am just not well funded enough to survive his struggles with him ignoring me and my financial challenges. If you could please let me know 3 great options,  for property managers, I would be very grateful.  I think my guy is one of the big ones in Lake county.
