Hi Josiah,

I'm a licensed Realtor® with Michael Saunders & Company, the leading real estate brokerage in Sarasota & surrounding areas.  My wife is a local nurse as well and we also happened to relocate from SE Ohio to Florida where she grew up.  Florida has led the nation for the highest number of incoming relocations over the past two years and will more than likely maintain that top spot this year as well.  Sarasota is the premier location between Naples and Tampa.  Siesta Key Beach, UTC mall, & abundant cultural activities, are just some of the many factors that create the draw & appeal to the city.  Living, working, and traveling through many states in this country, I can honestly say that there are very few negatives to investing in Florida.  Prices are on the rise, especially in Sarasota, however we still are a long ways from those seen in the early 2000s before the mortgage bust.

I'd be happy to discuss more info with you about the area as well as help assist you with your investment direction.

Single-family residence fix & flip investment.

Purchase price: $100,000
Cash invested: $40,000
Sale price: $186,000

Purchased a set of fixer uppers on Ohio River, both for $100k. Purchase included 2 homes: one, a manufactured 3 bed / 3 bath A-frame which would serve as my wife I's primary residence for 5 years & the second, a 2 bed / 1 bath home built in the 1930s. Sold off the 2 bed home for $43k to another investor. Spent around $40k on the 3 Bed home to fix foundation issues, replace roof, as well as other minor updates while we resided in home. Sold this home for $143,000.

How did you finance this deal?

Local lender / conventional 15 year loan
