Have you looked into a lender with Manual Underwriting? I know Churchill Mortgage does it but not sure if they would or any other place could for a rental and not a primary.

I am halfway finished with RE Agent licensing courses here in Texas, and should pass the state/national exam in January. My wife is going to go in January to do the same. Our plan is obviously to work together.

For any other husband/wife teams, what are you're ideas, suggestions, etc on how to set up our business to be ran and for the best tax implications. LLC, S Corp, stay as sole proprietors, DBA, etc.
