Yes i will only purchase properties in the US but a few hours away from new york since its so expensive. And i would like to start off whole saling to make some money and learn the game(which is why im getting my license). But my goal is to rent properties so i can receive a monthly cash flow from those properties.

Have you already decided that wholesaling is what you want to do?  The best way to do that is with motivated owners.  Doing business in another country is not as easy as you think.  The only thing you can benefit in having a license (I had a broker license for about 30 years) is the learning you'll do there and possibly save money on your property or making commission on the side (those last two items can be very much a time problem).  

Some people will like that and some will not.  The most important things are education and bravery to be successful.  Wholesaling is not as easy as the "sellers" say.  If you are going some place besides home do not avoid networking with your fellow students there and at your continuing education places.  You may kick yourself later if you do not network.  Learn to accept hearing "no" and not taking it personally.

A couple of the ways to find motivated sellers is to buy software or "driving for dollars" looking for unoccupied homes.  Be a problem solver of the sellers.  Budget for the possible second closing costs in your evaluation.  Try to learn from other experienced and successful wholesalers.  Good luck to you!

Hello bigger-pockets member, im here because i would like to start building financial wealth. Im in the process of getting my real estate agent license, i would like to get into whole saling real estate outside of New York(towards new jersey and Pa). I'm having trouble starting up, i know i have to do direct marketing, but in which county should i start??
