@Ben Syzek Welcome! I'm a GC here in Utah. I've got a rental in Ogden. As others have mentioned, its pricy here in UT. Ogden/Weber County is a place I'd recommend for much more affordable price points. I like the area. SL County and Utah County are pretty pricy.

I live in Wasatch County but am over in Utah County a lot. I agree with William that the rate you have is probably better than you'd be able to get moving into another property with rates where they are today. 

I'm a General Contractor and may be able to help. If you've gotten most of the work done already, no worries. Keep me in mind if you need any help in the future.

I live over in Wasatch County but have a rental up in Weber County. Gotta be flexible and look all over the state imo. But as others have stated, going direct to seller if able is always best. I do some fix and flips myself and do a lot of the work myself.


Are you from Utah or did you move here from out of state?

HI Nick,

I live in Wasatch County and am a contractor and do flips/rehabs. I'm also looking at small MF in Utah county as well as other location in the valley. While I don't have specific data on the rent/price ratio, I can say that I'm just watching a few properties that have been sitting on the market for a few months and will likely start making aggressive offers come Q2/Q3 if those properties are still sitting.

If you do get into the market here, give me a shout. I'd be happy to work with you on any rehab work you need.
