In joint ventures, I typically allocate 75-80% of the returns to equity and the rest to the active manager(s).

Here's our typical setup:

- LLC ownership is determined by equity

- The LLC operating agreement includes a waterfall such as:
* First, return of capital
* Second, 80% by ownership (pro rata) and 20% to managers

Johannes! hey hey man! Welcome to BP!

Thanks so much! Good to see you here.

I would love to know the answer to this. I have short term rentals and am looking to buy hotels or motels.

Quote from @Ryan Alexander:

My business partner and I acquired 63.3 acres across from the only marina on Lake Russell GA and the vision is develop 15-18 cabins, a wedding venue, and 30-40 RV slots. We plan to accomplish this is three phases. The first two phases will require $450k-$500k while the last phase will require $2.5M.

Any ideas on how to raise the capital, acquire investors, or structure a proposal to potential investors would be greatly appreciated!

 I am with @Ronald Rohde.

Unless you already have a strong list of investors, you can:

1) Joint venture with a few active partners

2) Create a 506c syndication and blast it in public

If you are open to a joint venture, please hit me up - I have some investors who might be interested.

Hi fellow real estate investors!

I am Dr. Johannes Urpelainen.

I have recently joined this forum to accelerate my growth in multifamily, hospitality, and capital raising.I am Principal at Oasis Equities, a real estate company I recently launched. During the day, I am a professor at Johns Hopkins University.

My current portfolio consists of:

  • 92-unit multifamily complex in Atlanta metro
  • 44-unit build to rent community in Houston metro
  • Growing portfolio of short term rentals in WV and NY

Currently I am focusing on finishing a capital raise in Florida for large multifamily complex.

I am particularly eager to acquire hospitality and other assets with very strong cash flow.

I'd love to connect with anyone interesting team up.

We can grow a lot faster by joining forces.
