Hi! Does anyone have any ideas on how to track large, greenlight projects either currently happening or about to (really interested in NY specifically) so that you can look at land and buildings close by, in hopes of getting something that will appreciate with the rise of the gentrification projects? I am looking to do one deal with a large cap gain right now and am hoping to find deals that are maybe too small, and hence overlooked, because it seems like most OZ purchases are with large investors or funds. Also, I am looking on any information on OZs for small investors like myself - I have just a ton of questions :)

Hi friends,

Would love some ideas and insight here. I will have a minimum of 50,000 gain and I am uncomfortable about doing any heavy rehab work, building out a "new build" from scratch would not be smart because I have zero experience. How do I create the best deal for myself here with this opportunity I have? One that cash flows and appreciates well over the 10 years? If I leverage the 50K I could buy something for 200K+ and try to find a great deal but even if I got a deal for 100K, I am not looking to put 100K of rehab into something over 2 years. I could buy something in an OZ for 50K cash and put 50K but everything I am seeing for 50K is unappetizing. Could I look for properties where the building is worth very little but the land is worth a lot so I can deduct it from my basis? So like if I found a $200,000 piece of land with a 25K house/shack included on it, could I take a mortgage out for that 200K using my capital gains of 50K for the down deposit, then only have to put another 25K into it for the whole 200K investment to count? I haven't seen that.

Hello Friends, I am selling a property and will likely see a capital gain of about 75K-100K. I am really interested in OZ property and want to start "shopping" except I am hesitant about the construction part, as I am inexperienced in that arena. My expertise is in finding the deal but I have typically steered away from heavy rehabs. I was trying to get creative - in one webinar, I heard that a building that has been vacant for 5 years could qualify. I also read that if you buy a building where construction has started but not finished, and you finish it, then would qualify. I wonder if I could buy the land and purchase a prefab/modular home to plop on there, I wonder if that would be considered "new" construction on that land. Any other ideas to help open my pool of inventory to do an OZ purchase besides building something completely new??

A note: It's very hard to get information on this subject in detail for the small investor like me who just wants to buy my first rental in an OZ and do it correctly, so if anyone has any places they have found that were more in-depth or any learning opportunities, please let me know!

HI Friends! Was hoping someone with experience could help. I just bought two duplexes in Cleveland and will have work done to them, there will be many expenses I have for 2018 as I just started an LLC and besides rehab, and tons of fees, I will also have spent deductions on learning, travel as well. Problem is I will have no passive income yet to offset the loss. I also am a full time employee. Any idea on how to capitalize on some of these expenses before the new year rolls around?

Hi! I am trying a different tactic than the MLS. Does anyone have a great list they have used, one that is not so known and popular, to reach absentee, tired landlords, or mult-family owners? Any creative ways that help make you stand out? Thank you all so much for any help or advice.
