Hey Mike, the reason that it's wise to keep all of your accounts open, even if not active, is because the credit reporting agencies base a fairly large percentage of your credit score on the ratio of your revolving debt vs your available credit. What will typically get you the best score, based on my research, is having a 10% used credit to available credit ratio. Ideally spread out amongst all of your cards. Hope it helps!

Hey Oliver, glad to meet you! Dan, thanks so much for your input. I couldn't agree with you more about making the deals work for myself. Having very little resources at the moment, I wanted to build a war chest of sorts, along with some experience, so that I could possibly ask a partner into the deal and feel like I have something to offer them when making the proposal. Taking massive action would make me very happy, now where to start... :roll: Thanks guys!

Hey Dan, thanks for the reply! Bearing in mind my limited hands-on knowledge at the moment, I feel that I'm gravitating towards wholesaling and bird dogging right now. I just want to gain a ton of experience in what I hope will be my eventual career, while building up a solid pipeline of deals and cashflow. In your opinion, or any experienced investor's opinion, is bird dogging for more established investors a good way to break into the business? It seems it would be, but I've heard mixed reviews. Again, thanks so much for the reply! I hope to speak with many of you in the coming days and weeks.

Hi everyone! My name is Joe Ziolkowski. I live in the SW suburbs of Chicago. I'm new to rei, though I've wanted to do it for a long time. I think I finally got the bug a couple of weeks ago to really pursue this, and now I'm in the mind-numbing process of educating myself and figuring out where to start. I look forward to meeting many good people here. Any advice would be welcome, as would any opportunities for a newbie like myself to help any of you here.
