 Thank you! I feel like that’s the best move. The market is for sure flooded with the same looking apartments/studios. I see that the highest rates are spacious/unique in places.

I RUN an HOA on a bunch of patio homes (just bought them today actually). But they're in the galleria area and are ~$2k/month units (and only 1 open at the moment), so likely not the best fit unless you've had success with larger units. Since you're comfortable with midtwon, rather than dealing with HOA why not talk to multifamily owners? Tons of sub $1k/monht units in midtown/montrose. Put together a pitch, see what's for rent on HAR/CL, and ask.

 Hahah what’s crazy, I’m renting the townhome now for $1900. I wouldn’t mind taking a look at your newly bought patio homes! Galleria is a good area. Private message?

Briefly,

- I choose the option that only recommended guests can instant book. 
  - Can’t jump at all requests to make a quick dollar. If their story doesn’t add up, they just joined Airbnb, no government ID, etc, I try to find more info.. I’m sure Airbnb hates me for the amount of declines I’ve done. 

-CAMERA outside!!! If there’s a lot of motion at the door at late night, I check them. 
       -i explicitly let guests know MULTIPLE times, that there will not be any parties or extra guests allowed. Of course, some people don’t exactly follow that rule. A extra guests or two isn’t bad. But if 15 pop up, you’re kicked out if they don’t leave in 30 minutes 
    -  Of course, this will be harder to do in an apartment but I’m sure there’s ways you can do it, creatively and in a noninvasive way

- On weekends, you must book two days minimum.

I’ve been more and more interested in getting an Airbnb in an apartment complex. I currently have one AirBNb up and running in a townhouse in midtown and achieved superhost status rather quickly! 

I’ve found ways to lower the amount of bad and irresponsible guests and I think I’m ready to get a few apartments doors in my hands. 

Has anyone had success convincing a HOA to allow them to do Airbnb without having to rent out multiple units at a time?

Do you think that’s more because of a lack of interest in duplexes? Or nobody is just building them?

Hey! New investor here! I’ve been reading and learning from afar and I’m happy to finally post. 

I’ve been wondering recently about the duplex market in the Houston and surrounding area. Is it hot? Cold? Non existent? Would new duplexes work? Just trying to learn! Plan on getting my first investment this summer
