Is it Illegal to charge first, last, and security Deposit in RI? Any information will be helpful.

@Alban Celiku I could but the cash equity value wouldn’t really scratch the surface on the 20% down payment amount for multi-family purchase prices here in MA, would need about 80k-100k nearly saved.

Hello all,

Are there any down payment assistance programs for investment buyers? I am in the process of trying to purchase a second property as a investment multi-family home, I currently have one multi family that I brought using a FHA loan, but now I'm seeking to purchase a second property using a conventional loan so that I'm not subject to making it my primary residence, I've realized that most lenders would require you to put about 20% on a roughly 550k-650k (Massachusetts estimate) property which seems a bit much in the beginning stages of my portfolio. Any feedback or food for thought would be much appreciated, as I try to brainstorm ideas for ways that could possibly require me to come out of pocket less.

In this current market is it still believed that love letters actually work when purchasing a property. It seems the current state is more so about the money then the sentimental value unfortunately. Please chime in.

@Courtney King Thank you for prompt response, sorry I didn’t specify, but what if it was a live in scenario, where the home is for sale at a cheaper market rate, but the home still being occupied w/ no interior viewings. What type of issues could one encounter? & What would be con/ pros. Thank you again.
