My back ground is contracting. You will find it a blessing not being able to get out there and rehab it yourself. Once I was able to let go of being on the job site, I was able to do more deals. You see, me being on job site was a very limiting factor. It was also quite stingy of me. It may have saved$2-4k on the flip, but because I was on job suite I was not finding the next deal for my guys to do. Me saving that little bit of labor, cost them, and me, money in deals not done. 

As far as improving your game: The number one question to ask is how many seller have you talked to this week, this month, and this year? Bluntly, if you are not meeting with seller's regularly, you are not in the game. 

If you are meeting with sellers and you are not creating deals, I would need to ask you more questions to find out what the problem may be. If that is the case, give me a call sometime.

Hey Antonio,

My market has been great this year. Most of our flips have sold at asking or above asking. We have seen more Metro investors running North. Mainly due to hedge funds kicking their butt. That being said, if you are diligent, you will be able to craft deals. Pete Fortuanto always says, " Deals are not found, they are created." Don't let threats of competition slow you down. The key is to get face to face with sellers regularly. If you do this, you will have a fantastic 2016.
