I currently have about $5K to play with in an HSA account. I want to self direct into something like Fundrise - They are currently telling me that they can't take self-direct HSA funds. Eventually, I'd like to get an HSA balance of 30-40K to use for a SF property rental. Thoughts, experience, or places people have been able to successfully direct their HSA's?

Ok, I think it probably took a month longer than it would have if I priced it right to begin with.

I ended up dropping the price $10k and within a few days the offers started coming in.

MLS list date was April 3rd with no showing until first open house which was Sunday 6th.

80+ turnout at the OH, but no offers, a couple follow-up showings (2) after the OH, but nothing solid. Also, very few follow up showings during the first week after the OH (so far 1, today Friday 11th)

We priced the house at $288k based on the comps and also a very similar type of house on the same street that was UAG at the time. On the 7th, that house sold for $11k less than list price (List price $275, SLD price $264k) and based on that sale price, I believe we need to drop the price from $288k (current list price) to something like $275 - $278

My agent wants to give it two solid weeks, so we are now considering a $10 drop on the 17th of April.

I'm struggling with whether I was too greedy OR I should have just priced the house more aggressively towards the similar comp at the end of the street (although my house certainly has a lot more upgrades than it does).

Any advice or thoughts on this would be greatly appreciated! Specifically, what do you think about the effect of a price change? In hindsight, I wish I could go back in time and change the list price.

Wowza, thanks for the reply Michael. That is a frustrating process!

Speaking of national probate lead providers, I found usprobateleads.com and know that Homevestors has used them as a source of leads in the past.

$150 for 25 leads. They must have an easier way to obtain the information from the courthouse.

FYI don't worry about training your competition. I have at least 4, and probably 6, counties I would hit before considering Worcester. :)

Haha, well kudos to my competition if they go through these ropes! They deserve it if they manually went through each file and extracted addresses

The online system is not that useful since it only gives you the name of the deceased and usually the PR/executor for the estate. They don't even tell you what city they lived in.

If the files you had give those names, the address of the deceased, and the contact info for the PR/Executor you at least have the info you need.

If you just have to print out or copy a bunch of stuff then compile the list that is a PITA but doable. Curious on this since I am considering going to some counties east of you to try this out.

Would like to leverage your expeience to know if the info is even there! :)

Thanks for the note Shaun, the computer DID have address information for the deceased (which you can not get on the external website). I did not see an address for the PR or executor, but I do plan on going back to either find it on the computer or in the physical record.

The other annoying thing about the record is that there was no easy way to sort by town, you just got a big "list" that you had to drill into in order to get the info. I'll let you know how "round 2" goes - I'd like to spend more time on the computer ...there were like 4 lawyers tapping there foot behind me waiting to use it :-)

Hi All,

Just wanted to post my experience trying to obtain probate leads at the Worcester Family and Probate Court in Worcester this morning.

First off, I tried http://www.masscourts.org/ to obtain the information before deciding to muscle my way into 225 Main St - what a demographic!

When I got to the probate area on the 2nd floor, the computers were down and they told me I needed to go to the "G" floor. The person at the counter didn't know and got his manager who was not much help. He said there were no "lists" of all probate filing available and that you had to go through each file individually - yikes! I kept asking him questions about other ways to obtain, etc. He just kind of made the gov't employee excuse of well there's no way we could provide that kind of information. I also asked a few attorney's that were there, but they weren't sure how to get a list.

There was a computer (that worked there) and it was slightly different than http://www.masscourts.org/ but I was still not able to get a "list" of leads to send mailers to.

Any thoughts, experiences, or success getting probate leads at the Worcester court?
