Post: where can I get a wholesale contract?

Hello community,

 I was wondering if anyone would be able to point me in the direction for obtaining a wholesale or purchase and assign contract. I need something that would protect both buyer and seller, include tie frame for closing, earnest deposit, etc. At the moment I am starting out by driving for dollars but if I were able to find a motivated seller, i would not be in a position to solidify the agreement due to lack of a contract. Basic rookie question.

Hello BP, I'm new to REI. The question I have is where people, who have no deals under their belt yet, would receive financing for a flip project. If I were in a loaner's shoes, my first thought would be run, haha! Seriously though, my biggest fear is if I were to finally find that great looking opportunity, I would not be able to capitalize on it due to lack of funding. How would I look for lenders? What is the average percentage rate in California? Should I post a possible opportunity on BP? So many questions and fears as a beginner.

Hello friends, I am completely new to REI. I'm looking for a good book that has all the "lingo". A book that explains what all abbreviations mean and so on. Does anybody have have suggestions on books that may have helped them along the way?
