NFT's are in their infancy, but I believe will become the de-facto method to securing ownership for many assets (not just digital) in the future. This is a really cool use case. I think if they can support tokenized governance, establish a stable liquidity pool, and reduce the bottleneck of Lofty as the single point of failure, they can really differentiate themselves. Also love that they're on ALGO.

Thanks for the ideas everyone. I'm trying to do this as instantaneously as possible, at scale, for many properties. I've tried online home insurance quote estimate tools, but it involves plugging in lots of personal details and home specs, a manual operation that does not scale well. Seems like Wilco has a good online property tax calculator, but Travis is not as usable. 

My goal is to be able to accurately and efficiently calculate all expenses for leads with minimum manual labor. There are estimates on agent listing sites, but I am skeptical of their accuracies.

Hi BP Austin, 

OOS investor here. Are there any accurate property tax calculators for Northern Austin properties ? (Round Rock, Cedar Park, Leander, Pflugerville, etc). I see that some of the counties have calculators but not sure how reliable they are. I understand of course, that they are poised to change and property tax assessment is a whole ordeal there, but ideally would like to have good estimates before a purchase, given that they are such a major expense. 

Any recommendations would be great. Cheers 

I also am facing a similar dilemma with a rental. I have no experience with decks - who typically does the maintenance? Landlord or tenant? I assume landlord so am leaning composite, but also not sure if the price is justified.

I'm looking to add a new deck to a rental property in the Bay Area. I'm having a lot of trouble deciding what material to use (pressure treated wood vs composite, etc).

I understand the pros and cons, and I'm leaning towards composite due to low maintenance but second guessing it because of costs and all the complaints online about it (hot, slippery, unreliable [trex], etc). On the flip side though, people make wood decks seem like a nightmare headache. For those with real wood decks, how are you maintaining them? Do you go back to your rentals every few years? Or do your tenants maintain? 

I recognize there is this affordability/maintainability tradeoff - where along this curve is optimal? If anyone has experience with this and can give some advice, that would be wonderful. Thank you!

Thanks for sharing your detailed insights @Amanda Young. Will check out his podcast! How is Aurora compared to Denver for duplex market? Why and how did you choose North Aurora, and what is that area like? Economy, tenant demographics, landlord friendliness, new construction, etc.

Hi BP CO,

I'm an out of state investor (CA) looking to invest in a MFH (duplex most likely) in Denver or Boulder sometime this year, price range flexible.

I'm considering moving there and house hacking, or just managing remotely. 

The catch is - I've never been to Colorado (ever) lol. Don't have any connections, agents, etc. As such, I'm fairly clueless about investing in the area, let alone even living there. However, I've liked all aspects of what I've heard thus far. If anyone has any resources or insights they can share such as areas/neighborhoods they are bullish about or their experience owning CO rentals, I would greatly appreciate it. In general, what are things an out of state investor should look out for/know about when entering the CO market?
