I can relate that first deal is always intimidating (mine was only 8 months ago). Just make sure you are getting in the property for the numbers and not the emotion of needing to make a deal.  Most of the podcast guest talk about grinding it out and making sacrifices in the beginning to achieve those long term goals.  You sound motivated and determined to make it happen! What I've done and seems to be working; podcast, books, driving for dollars,  and telling every person I know what I'm looking for. Why would the bank have the house winterized in the middle of a deal? I am doing an off market deal. The contract is at the title company but today I went to the property to all the plumbing being winterized and heat set to 45. Raising some red flags I would think the title company would protect me from a shady homeowner.

Hello all! Just a quick intro. I have listened to hundreds of BP podcast and read as much as could in the past year. My wife and I with a partner purchased an 8 unit apartment fully occupied. Since then we have rehabbed 5 of the units as well as the outside. We raised rents and are anticipating the appraisal. I've owned and operated a wood flooring business for 16 years switching that from a "S" to a 'B' quadrant last year. We also started a property management company last year bringing in 32 doors from other investors in the area. Last but not least we have a single family home under contract using driving for dollars and the dealmchine app.
