Thanks for the replies. I guess my concern is that these areas don't even seem to be keeping up with inflation. 

At that point is this really even an investment? The value has actually depreciated assuming 3% inflation.

Hi Guys,

What tools, other than the MLS, do you guys use to analyze market appreciation? I am looking in Gloucester, Camden and Burlington Counties but would like to break down the appreciation in the local markets. I live in Gloucester County and own a rental in Camden County. My rental in CC has seen zero appreciation since it dipped in 2008. So before I jump in and buy another I would like to be able to get a general idea of how the market is performing.

Any ideas would be appreciated, thanks!

He pays on time and isn’t giving you issues, so respect his privacy as well. 

The best way to enter your property is to post a notice to enter and proceed accordingly. Although I wouldn’t recommend that in this case, as it may tarnish a good relationship and upset your tenant.

I would wait to hear back from him. 

Either 1 E-mail, 1 voicemail or a letter sent certified mail with return signature. When you hear back, either you make the trip or have a local handy man make the repairs. It’s not his problem that you are going overseas.

Thanks for your input. I definitely agree with parts of this. However, whenever he has issues/questions his responsiveness is much better. Not to mention that I respond within minutes so I would appreciate some level of responsiveness from him in return. So no it's not his issue I am leaving however this is the second series of emails he hasn't responded to and this time it's been going on for a week. He had told me that he preferred email and was very responsive in the beginning.

I just left him a voicemail to see if there is a better or more preferred way is contact.

Hi guys thanks for the input! 

I am only over seas for 3 more months and then will be back permanently. However, I leave Tuesday morning so maybe I will schedule the inspection for April and try giving him a call also. I believe the only reason he answered last time was because he didn't recognize the number. 

I will definitely schedule the inspection. I guess my biggest concern was that this would damage a good relationship. How do you approach this without it coming off as if I don't trust what he is doing in my house?

Hi Guys, first post since reactivating my account.

I have a tenant that has become pretty much unresponsive. They pay the rent every month on time and have not been an issue at all in the 1st 6 months. However, they contacted me about two issues back in October and we resolved the 1st one right away. I kept emailing about the 2nd issue and received no response. Finally, I called him and he said he was on travel and I told him I could get someone out there or stop over in Dec when I would be back in town. He said it was very minor and to stop over in Dec.

Fast forward to now, I am only home for another few days before I go back over seas and he hasn't responded to 3 emails...Nothing. This makes me pretty concerned but he is on time with his rent.

I'm not sure what to think as to why he isn't responding other then he doesn't want me in the house but I would like to politely let him know this is not acceptable. Any recommendations?
