Post: Properties tax redemption?

Hello everyone,

This is kind of a specific question and may be related to Illinois/Chicago/Cook County.

Is there a way to find out the redemption date for properties (where taxes were sold at tax auction)? I understand I can call Cook County and pretend to be the homeowner however there has to be a better way. Your advice is much appreciated.

What is the best way to track down someone? I have the name of executor that lives out of state. How can I find address and phone number? Joe

Can someone refer a good probate attorney based out of Chicago? I am looking for an attorney that can handle all of my real estate legal and can also point me in the right direction for getting probate deals. 

Is this a far fetched idea?

Steven Johnson, thanks for sharing. I am going to dig into this more and get my hands dirty. I want at minimum learn the process.

Rick Harmon, do you have any companies you can recommend? Also, what type of fees to charge to do this type of work? 

Scot Howat, most of my deals I get from sheriff sales or REO's. Our ROI for these deals range between 30-35%. I am always looking to network, raise capital and other ways to get good deals. Let me know if you see an opportunity to work together.

I have thought about starting a group as well. To be honest I do not see the purpose in cutting out the wholesalers. Even though I have only closed one deal through a wholesaler, some of them are good investors themselves or have good insight on the industry. I am a real estate investor primarily in Chicago however looking to venture to different markets. Please let me know if you would like to team up and start a group up. If not, no big deal. I am a fix and flip investor out of Chicago Illinois. I am currently fix n flipping 1 to 2 deals per month. They are all little deals, all with profit however I am looking for that homerun. 

I am seeking advice on finding probate deals. How do I get the leads? Am I wasting my time going to the court house, searching public records? I really am not sure how/where to start. Any advise is much appreciated.

Hello everyone.

I am interested in a property in Cook County IL where the taxes were purchased by a taxbuyer. The redemption date is next week. Does anyone know how to find out who the taxbuyer is prior to them recording the deed? Your input is much appreciated.
