Also wouldve done it 10 years earlier.  You gain so much more knowledge thru experience

I just went thru the same thing.   I just bought my first property (SF purchase price 415,000) and wish I had spoken to a few different lenders.  Alot of your costs look simiiar to mine.  The estimate I receievd was far off from what the actual closing costs ended up being.  Estimated closing costs were $23,000.  Told them it was to much and I wasnt gonna buy the house and he called me right away, but he assured me it was going to be much less.  I asked the sellers to pay 5K in closing costs and walked out from the closing with a check for just over 5,000.  No idea how it happened and they couldnt give me a straight answer on how much it was going to cost.   Was really surprised on why they just couldnt give me a concrete number up front of 2% or 3%?  Congrats on your purchase, nothing is final until you walk away from the table

hey @Stephen Beaudoin im looking to buy a multifamily fixer upper. A foreclosure or short sale would be perfect for me right now. In the future I want to buy more multifamilies and buy and hold and fix and flip using the BRRRR method.

Hi everyone.  Im Joe from Woburn.  Been a member of BP for a little while now but this is my first post.  Im a plumber and looking to specialize in buy and hold and fix and flips.  I found BP online and am a big fan of the podcasts.  Can anyone recommend a real estate agent in the Woburn area?
