Thanks for the tip on the assumptions for vacancy.

Mortgage Balance: $384k - $76,800 (20% down) = $307,200

Rate: 3.875%

Term - 30-year fixed

Any other possible tweaks to reflect the real world?

Your input is highly appreciated.

Hello fellow analysts,

Performed a rental analysis that could also serve for a prime house hacking property. Used the four square method.

Fourplex - Garland TX

Listing Price - $480k

Does this make sense?

Any possible tweaks to reflect more real life scenario?

Thanks.

Hello everyone, I am a full time worker in Dallas, TX very interested in starting a landlord journey as my wife and I had inadvertently did it in the past in 2015-2018 via house hacking in a single family home with a spare bedroom and trusted friend who was a good tenant. We had sold the property to real estate flippers while gaining 35% equity out of the sale. My wife and I are on course to restart the journey in the middle of 2020 after renting for a year and a half and pushing our budget to 60% savings. Looking forward to discuss strategies and learn from the well of knowledge this great forum has with the education and community established.
