Once a business plan is put together, should investors and/or lenders be contacted?

If I come across a property that I believe has incredible potential and I am able to trademark the business plan, how do I go about presenting this project?

Do I call up investors?

Say I do find investors who are into this project, how will I end up making money?

I am a current Business Administration Major planning to transition into a full time REI

If you are looking to buy a property that is a few million dollars, what can you physically do to get investors? Do you have to have the land estimated first? What is the process?
