I am new to the South FL, currently living in Fort Lauderdale FL. I am looking for an investment property more specifically a duplex or triplex. Im trying to figure out what part of South FL I want to invest in and I'm looking for some input from some of the current investors. I know prices have changed significantly in the last few years. I’m wondering if anyone in MA or the surrounding areas have found portfolio lenders that will lend based off appraisal value rather than purchase price? I know banks like to have a 75-80% loan to value ratio, however.. I’m looking for properties that will appraise higher than my purchase price in hopes of putting little to no money down, while still having the same loan to value the banks are looking for. I’ve already called a few banks and all go by purchase price, I know there are some out there that use different valuation methods.  Any and all information would be great. Thanks in advance

I just signed up for BP pro membership and have been enjoying the rental calculator feature. I had a question regarding the Variable Landlord- Paid Expenses section. What is the best way to accurately estimate these numbers based on the area you live in ? (mainly repairs and maintenance & Capital Expenditures). Thanks in advance!
