I noticed there are no Fairfield County events - any interest in one?  If so I'd be happy to start planning one for the summer.  Let me know!

I have a rental that is worth 80k, loan is around 57k, renting for 950/mo. Recently rehabbed so pretty low expectations of repairs in the near future.

What ideas/methods would you use to maximize the return? It's ~12% cash on cash but curious what the Brain trust can come up with to juice it up.

@Shiloh Lundahl - as someone getting into notes and having a few rentals, would love to hear more about what you're doing.

@Kim Meredith Hampton /@Nathan Gesner - I spoke to a couple of NARPM members and was able to find someone.  Talk about a 180 degree turnaround from who I was using before!  Guess I got lucky with my other rentals in TX and KS that I was connected to NARPM certified PMs!  Such a good experiences compared to what I had with the last provider in Lakeland.

Recently rehabbed duplex in Lakeland, FL near downtown area need a new PM.

I had my SFR (4/2) place listed at $1450 and was getting offers at $1000. Luckily held out long enough to get list but people there know they can negotiate if they want.

Took about 7 weeks to fill after closing on it.
