I understand that having a buyer ready and willing to purchase the property is unlikely. But the listing itself is a marketing vehicle that generates buyer leads. The opportunity for capturing and capitalizing on those leads is possible. You may not sell the home your listing but you can sell another and capture the 3% commission that way

Why don't real estate agents list properties for free and collect the buyer leads? It's seems like listing properties generates a lot of leads. You won't get 6% commission but you can make 3% on the buy side.

Maybe I'm looking at it wrong or missing something. Hopefully someone can clarify this for me.

What type of action can a new investor take to make a name for themselves in their farm area. I want my name to be synonymous with real estate in my small town. How have/do BP's monster players make it happen? 

Personally I've been thinking about joining multiple community based organization, connecting with dominate figures in the local area. I even plan on setting up an information booth at the next neighborhood event. 

Has anyone thought about giving a presentation at their local real estate offices? Maybe give a short info session on working with investors.

Can you share some of the actions you've taken to increase your profile in the community?

Do sellers often ask for money upfront? I recently encountered a seller who wanted CASH MONEY prior to signing a contract. These folks must be scammers, right?

@Brent Coombs do you think its possible to negotiate with the lien holder for a reduced settlement on the amount owed? The deal looks good, even with the 12K payout towards the lien, but I want a great deal.

We have a motivated seller who is willing to do a Subject To deal - amazing. The problem is that he wants 12K cash to settle a lien, placed by a bank, on a separate property that he lost to foreclosure.  

The seller will allow me to contact the lien holder (Bank) and settle the lien.

Here is my question:

1. What do I need in order to act on behalf of the seller with matters pertaining to this lien?

2. Will a bank reduce the amount of the lien?

BP, is it possible to monetize the majority of leads that come across your desk? What are the different ways to make money off leads?
