Rudi dude......you're my kinda guy. I know exactly what you're saying and can relate. As as a Black man in Alabama....I already can relate to what you're talking about as it relates to getting help.

I have no idea what some of these people are talking about, but living in Alabama....you can get three 'more than decent houses' in good neighborhoods for $150,000.

And as far as portfolio lenders.... MidSouth Bank, BBVA Compass, Farmer's Exchange Bank, Regions, and those are just within 30 miles of each other where I live. This isn't even counting the 375ish (I'm exaggerating) credit unions just in Huntsville. It's not uncommon here to buy a house for under 20k and rent it out for at least $700 a month. 

THIS is what I'm talking about. People just don't believe how different the rules are when you are investing in rural areas. You can get sub 10k properties and rehab is less than 15k EASILY. I want to do something similar to what you are doing, I'm really happy to see somebody else took this route. Lol I thought I was crazy thinking it was weird when people said their rehab budgets are 50k+

I'm sorry....I just saw this. My point is that you have to be your biggest advocate. When you make the aforementioned websites...that is the place to do it. With craigslist or your own website...you can state whatever you want to.There you can list that you offer seller financing, what the terms are etc.

Similar situation here.....people don't realize how much potential there are in rural areas. I'm in South Alabama as well and have had decent success just off craigslist, local fb buy and sell groups, and taking out local ads. In MY experience....doing that will get you as far as most realtors here. Not to talk down on realtors here..but most of the ones I've come across seem to only be interested in listing them on their website, zillow and not much else.  Also don't know if you have it where you are...but there is a publication called Dixie Living that I've had success with.

I've was born and raised in South Alabama and know that isn't the least bit true. There are plenty of deals here.
