(Immanuel) The older post reference was a great resource as was the link found there in. Also, (Russell) I've begun reaching out to Brokers in the Rochester NY area to build relationships and better understand that market in order to glean viability of asset classes for an underutilized 3+ acre commercial parcel along the NYS Heritage Canal Corridor. Hi Veronica I recommend: Make Money with Small Income Properties (4-30 units) & The Beginners Guide to Real Estate Investing both by Gary W. Eldred PhD. Note the "market info" at times in these books can be dated but math is math. Hope this helps...
